How do I know how to price my home? The best way to price your home is to call in a local realtor. Most Realtor's free of charge will come in and do a CMA ( Comparative Market Analaysis). Your Realtor will explain current market conditions, current construction price per square foot and the condition of your home. You should consider using recent sales from the last six months to determine what price range homes have sold for in your area. Having a house priced right will usually bring a faster sale!

Why is now a good time to buy? As the home inventory has increased in the area it has given home buyers more choices and negotiation power. However, when the home inventory decreases sellers will be less likely to bargain. If you are considering purchasing a home now is the time to go for it. The current market empowers the buyer to negotiate the best deal possible.

How can I make my home more appealing to potential buyers? If you watch popular shows on TV, like "Designed to Sell", and "Flip this house", then you have probably heard of 'Staging'. When you stage your house to sell the first and one of the most important things to do is to make sure it is clean. The next step is to de-personalize your house. You want the buyer to be able to walk into your house and imagine living there. To do this, you have to de-clutter and take out personal items like family photographs. When doing this, remember that less is more. For example, if you have too much furniture in a room, it will make the room "feel" small. Taking out some of the furniture will make the room more appealing to the critical eye of the buyer. If you have some money to inves in selling your home, a fresh coat of paint is the lowest investment with the hightest rate of return. Making sure to use neutral colors and stay away from very dark or bold colors. The "curb appeal" that your home has is also very important. Take a good look at your house from the outside and try to think like a buyer. Do the shrubs need to be cut back? Do you need fresh pine straw in the flower beds? These are things that a buyer will surely notice and if they are not impressed with the outside of your home, they are less likely to want to see the inside.

What should I look for in a realtor? You want a full time Real Estate professional who is on top of the market & familiar with where you live. That person should also have the ability to communicate with you and explain all aspects of the process clearly. Lastly, you should look for a Realtor with a strong background in both education and experience which lends itself to successful marketing, negotiating, and most importantly securing the sale of your property.
